Terms & Conditions

Payment For the Cottage and the Lodge full payment on booking is preferred and a 50% deposit is requested for the Main House on booking.

Cancellation A fee of 25% if booking cancelled up to one month before the date booked 50% up to 2 weeks before the booking 100% 2 weeks or less before the booking.

Smoking The accommodation is non-smoking.

Litter Please take care to pick up litter.

Gates When driving in and out of the property please always shut the gates behind you, watch out for the Highland cattle!

Pets Dogs must be kept in control around the cattle and sheep.

Sports Cars Please note that a one and a half mile private track leads to Ballimore which may be unsuitable for sports cars.

Child Supervision Please note that there are 3 shallow reed bed ponds at the edge of the grounds. Very young children may require supervision.

Please report suspicion of the following activities within the Ballimore estate:
- Poaching
- Broken fences
- Deceased or injured wild life
- Trespassing vehicles

Bookings - Ballimore Lodge

Short Stays Weekly from Saturday midday and long weekends available.

Long Stays Longer stays from up to several months at Country House can be negotiated with the owner.

Electricity The electricity is included in the above prices per week for the Cottage.

Deposit £600 pound bond is charged additional to the weekly fee for the Country House, refundable at end of let after inspection.
